  • Walk through of property/residence approximately every three weeks.
  • Key holder for properties which are alarmed.
  • Contact person for home owner for a variety of reasons such as mail deliveries, issues with service providers (adjacent landowners, Maritime Electric, Aliant, plumbers, contractors)
  • Liaison with Insurance Company should there be a claim. Shows due diligence on the part of the owner in case of a major claim.
  • Do follow-up to ensure contractors and service providers provide stated service.
  • Property manager is the go-to guy in case of any emergency.

Some examples of concerns noted in the past which required immediate action.

  • When doing a walk-through I noticed the lights were not all working normally. After investigating found there was no tap water. Contacted electrician and explained circumstances and he advised call Maritime Electric as sounds like there is a problem on the line coming into the residence. Turns out the house was only getting half-power (110 volts instead of 220) because of a blown fuse at the pole. This was a cause of concern because the electric heat registers would not work as they need 220, water pump was trying to start and so on. Electrician advised turn all power off to the beach house because of a risk of fire.
  • Checked a residence and the sump-pump had been operating 24-7. The hose came off and the pump was merely circulating its own water which eventually would have burnt the pump out or caused a fire.
  • Checked a residence and shed window had been blown in by the wind and valuables were placed at risk.
  • Checked a beach house and dead varmint in the toilet creating mold and unpleasant odor and would have been frightening had the owners found same.
  • Checked residence and outside screen pried off the window and phone line tampered with. Obviously someone planning a break and possibly because of my intervention the culprit(s) changed their mind.
  • If local residents have a concern in the community, they know I am the key holder and will undoubtedly keep me informed.
